How to Estimate Tile and Grout: Spacing, Coverage, and Waste
Calculate exactly how many tiles, grout bags, and spacers you need for your flooring or back-splash projects with layout math.
A beautifully tiled kitchen back-splash or bathroom floor can completely transform a home, but tiling requires careful planning. Ordering too few tiles means your project stands half-finished while you wait for a new shipment, which may come from a different dye lot with slight color differences. Ordering too much leaves you with expensive, heavy boxes of tile that cannot be returned. Dye Lot Match: Tile manufacturers fire tiles in batches called dye lots. Because clay and glaze colors shift slightly with temperature and humidity, tiles from different dye lots may not match. Always order all your tiles at once with a proper waste margin.
Step 1: Calculate Floor or Wall Area
Measure the length and width of the surface to be tiled in feet. Multiply them together to find the square footage. For wall areas, do the same (length of wall x height of wall). For this guide, assume we are tiling a floor area of 120 square feet.
Step 2: Calculate the Area of One Tile
Tiles are sized in inches. First, multiply the tile length by the tile width in inches to find the square inches. Then, divide by 144 to convert it to square feet:
For example, if you are using standard 12x12 inch tiles:
- 12 x 12 = 144 square inches.
- 144 / 144 = 1.0 square foot per tile.
If you are using 6x24 inch wood-look planks:
- 6 x 24 = 144 square inches.
- 144 / 144 = 1.0 square foot per tile.
If you are using 3x6 inch subway tiles:
- 3 x 6 = 18 square inches.
- 18 / 144 = 0.125 square feet per tile.
Step 3: Factor in Grout Spacing
Grout joints are the spaces left between tiles, typically ranging from 1/16-inch to 3/8-inch wide. While a 1/16-inch joint has a negligible impact on tile counts, larger joints (like 1/4-inch joints on large tiles) actually reduce the number of tiles needed because the grout fills a significant portion of the floor area. To be mathematically precise, add the joint width to both the length and width of the tile before calculating the tile area:
Step 4: Divide and Add Waste
Divide your total surface area by the adjusted tile area to find the base tile count. Then, multiply by a waste factor to cover cut tiles along borders:
- Add 10% for a standard straight grid layout.
- Add 15% for diagonal, herringbone, or staggered offset patterns, which require complex corner cuts.
Worked Example: 120 Square Foot Floor, 12x12 Tiles, Straight Layout
- Area: 120 square feet
- Tile Area: 1.0 square foot
- Base Tile Count: 120 / 1.0 = 120 tiles
- With 10% Waste Factor: 120 x 1.1 = 132 tiles
How to Estimate Grout and Adhesive
Grout is sold in dry powder bags. To calculate how many pounds of grout you need, use this volumetric formula:
As a rule of thumb for standard installations:
- For a 120 sq ft floor using 12x12 tiles with 1/4-inch joints, you will need approximately 15 to 18 pounds of grout. Grout is typically sold in 10-lb or 25-lb bags, so one 25-lb bag is perfect.
- Adhesive (Thinset Mortar): One 50-lb bag of thinset mortar covers roughly 50 to 95 square feet depending on the notch size of your trowel. For 120 square feet, you will need two 50-lb bags of thinset mortar.
